Tahincioğlu Real Estate is a Tahincioğlu Holding group company, operating in the real estate development and investment areas. Tahincioğlu Real Estate, one of Turkey’s leading trademarks in the real estate industry, undertakes premium retail, office, residence and shopping mall projects as well as the construction and development of luxury hotels with an experience of over 65 years.

In addition to these projects, the company also actively manages its extensive portfolio comprised of revenue-generating real estate assets. The total construction area of projects completed by Tahincioğlu covers over 4 million square meters to date.

As of 2020, Tahincioğlu has established two new companies, namely Tahincioğlu Management and Services and Nidapark Real Estate, expanding its services in the real estate sector while maintaining its ongoing activities.

Tahincioğlu’s construction company Nida Construction is the general contractor for all Tahincioğlu projects. Among the projects that have become synonymous with the company are Palladium Tower, Palladium Ataşehir Shopping Mall and Residence, Palladium Antakya Shopping Mall, Nidakule Kozyatağı, Nidakule Göztepe and Swissôtel Grand Efes and Convention Center.

Sentido Perissia Hotel and Perissia Hotel Cappadocia are also among the hotel projects developed, constructed and later handed over by Tahincioğlu. The office projects Nidakule Kozyatağı, Nidakule Ataşehir West, Nidakule Ataşehir Sout, Nidakule Ataşehir North, Nidakule Göztepe and Nidakule Levent have been completed, while residential projects Nidapark Küçükyalı, Nidapark İstinye and Nidapark Ayyıldız are still under construction. Having completed and delivered Nidapark Beşiktaş in June 2015, Nidakule Seyrantepe in June 2017, Nidapark Başakşehir in October 2017, Nidapark Kayaşehir in August 2019 and found within the Nidapark Küçükyalı Project the Nidapark Küçükyalı Kınalı Phase in August 2020, Nidapark Küçükyalı Sedef Phase in April 2021. Tahincioğlu has put the Nidapark Çengelköy project up for sale at the end of Q1 of 2021.

GENERAL SPECIFICATIONS

CONSTRUCTIONGeneral Construction: All materials used in the application works with Turkish Standards, relevant specifications and related areas of Public Works shall be in accordance with national norms.
FRONT SPIECECurtain wall system will be applied in exterior. Exterior has a high thermal and sound insulation properties.
WALLGas concrete or gypsum walls dividing wall between independent sections. Concrete or drywall gas in the tank wall. Aerated concrete and gypsum walls in the public areas will be used. Glass partition walls between offices with floor halls will be used.
WALL COATINGSGround of independent parts, the concrete surface will be released as appropriate jeans to the raised floor. Raised floor property will be made by the owner or tenant. Suitable materials for use in architectural projects in the shared social space ( natural stone , carpet, ceramic , wood, etc . ) will be used. Surface hardener and dust inhibitor in the underground parking and storage areas will be implemented.
WALL COATINGSIn the independent section of the wall made of aerated concrete or plaster over drywall will be delivered . All elevator halls of PVB glass paneling , decorative paint to be used under the plaster or concrete . Common architecture in the social area in the project in accordance with the wood, natural stone, plaster painting, etc. PVB glazing. material will be used . All services and concrete paint will be applied via the fire escape corridor.
DOORSIndependent entrance section will be done by the landlord or tenant. In areas where fire regulations require fire-resistant, certified, panic push bar steel doors will be installed. 4 entrance of the tower ( 2 rear inputs, 2 front entrance ) revolving glass door will be found.
CEILSDrywall ceilings in warehouses,depending on the projects in the areas will be delivered. Concrete ceilings, aluminum grille ceilings, wooden panel ceiling, metal ceiling will be produced . All wet areas of common use moisture resistant plasterboard ceiling will be made. Parking ceilings and concrete ceilings service corridors surface will be delivered.
WET AREASAppropriate water-saving fixtures will be used to LEED criteria 1. Quality. Aerated chamber walls in wet areas, WC cabins will be produced as an intermediate compartment and the door to the cubicle. Excluding wet areas on the ground floor of all the towers in the wet ground floors ,1st class ceramic tiles will be made according to the project.

ELECTRIC SYSTEM

ELECTRICAL ENERGY DISTRIBUTIONTo meet the energy structure will be medium voltage switchgears and substation facilities that are found in the transformer . The building structure due to high; floors for power distribution busbar system will be established. The project with local regulations on electrical installations will be designed in accordance with European and international standards.
BACKUP POWER SYSTEMWhen the utility power fails structure to meet all the needs of 100 % diesel generator (generator) group will be established. Structure BMS, security systems, computers, office management , computer and telephone systems , alarm systems , fire alarm and fire dampers in nature to feed the UPS infrastructure will be created.
LIGHTING SYSTEMThe common areas will be provided with fluorescent or LED light bulb fixtures containing 1 class . A sufficient amount of battery for emergency lighting and security lighting fixtures in common areas and parking section will be used.
ELEVATORSAccording to the number of floors of the office building serving the project and technical features staff elevators, 1 service and firefighter elevators ; the appropriate number of projects and specifications parking with elevator will be installed . EMS can be monitored from the control room Elevator( Elevator menagement System) that will be established. Security cameras in cabins and facilities will be announced.

MECHANIC SYSTEM

HEATING - COOLING SYSTEMHeating with natural gas-fired boiler, central cooling system will be made in the system with water-cooled chillers . Office ( supply of fan coils and all kinds of mechanicalinstallation works of the customer / tenant belongs ) and office corridors heating and cooling systems using 4 -pipe fan - coiler will be held. Heating and cooling costs for each individual department will be measured by calorimetry.
VENTILATION SYSTEMThe heat -gain independent back office section on each floor for ventilation of 100% fresh air ventilation plants are designed to be used. (HRV devicesoffice supplies and ventilation system manufacturing, customer / tenant belongs to. ) Ventilation devices will be equipped with highly efficient heat recovery system rotariv. Office 10 mA / person with the adoption of 50 m / hour will be fresh air . Central office floors will be made of wet exhaust ventilation . In the parking floors normal ventilation and smoke exhaust system will be implemented as fan'l jet system. Smoke evacuation system on all floors, fire escapes and emergency pressurization will be implemented in an elevator.
FIRE EQUIPMENTAutomatic sprinkler system throughout the building (sprinklers) shall apply. Common areas will be placed in the fire box. IT gas extinguishing system in the room, generator room and the dry-type transformer room sprinkler system shall be applied. Kitchen fire fighting measures will be taken in the hood.
PLUMBINGLadies and gentlemen of the office floors will be wet common locality of all the materials used will be in accordance with TSA and other national specifications ( interoffice the wetsupply and installation of mechanical and sanitary ware customer / tenant belongs ). Central water reservoir and pump systems will be implemented. Wet hot water needs will be met with the local electric water heaters.

Nidakule Levent Project is a candidate for GOLD level certification in the Core & Shell category of LEED. In this context, numerous environment and human friendly characteristics are integrated into the project design and construction. Such as;

SUSTAINABLE LAND AND LOCATION

uSelection of natural plants well-adapted to the climate of Istanbul to save water

uAdequate numbers of bicycle parks with a view to encouraging alternative means of transportation and reducing the use of private cars.

uCharging stations are offered to encourage the use of these more environment-friendly vehicles.

uThe use of lighter colored tiles and materials on the roofs, and by taking most of the parking underground, the ’ heat island impact ’ was prevented.

MATERIALS AND RESOURCES

All construction materials used in the building are selected to ensure sustainability and environment-friendliness. A substantial portion of the waste produced during the construction were recycled and/or reclaimed, to minimize the amount of waste sent to disposal sites.

WATER & ENERGY EFFICIENCY

uRainwater and grey water systems reduce the total annual water consumption by approximately % 50 in comparison to conventional buildings.

uThe landscaping design makes use of plants well-adapted to the climate and consume less water. The use of tap water for landscaping is reduced through the use of rainwater and condensation systems which allows the reduction of water use more than %50.

uAll power-consuming systems subjected to the international commissioning and testing procedures provided by LEED. The systems checked during both assembly and use, to see if they meet the established performance criteria.

uEnergy efficiency is prioritized for all service systems utilized within the framework of the project. Efficient lighting fixtures, high-grade isolation materials, efficient heating and air-conditioning devices make a point of compliance with the US energy efficiency standard (ASHRAE 90.1).

uEnergy consumption of all systems are being monitored through power analyzers, calorimeters, and associated building power monitoring systems. The air-conditioning systems used in the project make use of environment and OZONE layer friendly refrigerants.

QUALITY OF INTERIORS and USER COMFORT

uThe construction chemicals (paint, primer, adhesives, pastes etc.) to be used interiors were selected for compliance with international limits with respect to Volatile Organic Compound (VOC) contents.

uAll materials used during the construction were protected from humidity, dust, and dirt, and the completed sections of the building were protected in detail, in order to ensure that a healthy and clean environment is provided to end users.

uDesign criteria required for the ventilation of interiors are in accordance with the standard ASHRAE 62.1. The volume of fresh air fed into the building is above the requirements of American ASHRAE 62.1 standard.

uThe interiors thermal comfort design is compliant with ASHRAE 55 standard. Individual control over heating and lighting systems is prioritized, to increase both energy savings, and the inherent level of comfort.
